Southern Peripheral Road Gurgaon: Projects, Sectors, Connectivity & Complete Real Estate Guide
Southern Peripheral Road (SPR) has developed into one of Gurugram's most important east-west growth corridors, linking the Golf Course Extension Road and Sohna Road side of the city with NH-48, Kherki Daula and the wider New Gurugram–Dwarka Expressway network. Unlike Golf Course Road or Golf Course Extension Road, SPR did not begin as a premium residential address. It was primarily conceived as a major arterial road to improve movement across southern Gurugram and connect emerging sectors with the city's main highways.
Over the last decade and a half, sectors around SPR have developed into a large residential ecosystem comprising mid-segment apartments, premium high-rises, plotted communities, independent floors, luxury condominiums, commercial developments, schools, hospitals and neighborhood retail. The core residential SPR belt can broadly be considered Sectors 68, 69, 70, 70A, 71, 72, 73, 74, 74A, 75, 76 and 77, while adjoining sectors and the Sohna Road/New Gurugram catchment expand its influence further. The exact definition varies because several projects marketed as "SPR" sit slightly inside adjoining sector roads rather than directly fronting the main carriageway.

Its location connects established southern Gurugram with newer residential and commercial sectors developing toward New Gurugram and Manesar.
Residential mix: Mid-segment apartments, premium high-rises, independent floors, plotted communities and luxury residential developments.
Project status Ready-to-move, under-construction and new-launch inventory across both established and emerging sectors.
Luxury positioning Growing premium, ultra-luxury and branded residential segment, with newer development concentrated across Sectors 69, 71 and the wider 76–80 belt.
Commercial ecosystem Retail, offices, restaurants, neighbourhood markets and mixed-use developments serving the growing residential population.
Road connectivity Golf Course Extension Road, Sohna Road, NH-48, Kherki Daula, New Gurugram and onward links towards Dwarka Expressway and Manesar.
Metro access Existing metro access is primarily through road connectivity to nearby operational stations, while proposed future metro corridors could improve connectivity across the wider SPR catchment.
How Southern Peripheral Road Developed into a Major Residential Corridor?
Southern Peripheral Road did not emerge through one developer or a single landmark project. Its residential market developed in several generations from early apartment communities around Sectors 69–72 to plotted townships, premium condominiums, master-planned luxury developments, branded residences, wellness-led housing and specialised senior living.
Unitech Creates the First Large Residential Base
Unitech launched Sunbreeze in Sector 69 in 2008, followed by Vistas in Sector 70 in 2009, making them among the earliest large residential projects in the SPR belt. However, Unitech later ran into a major financial and governance crisis, and several of its projects remained stalled for years. In 2020, the Supreme Court replaced the company's old management with a government-nominated board to oversee the revival and completion of pending projects. Sunbreeze and Vistas were also affected by these delays, reflecting both the early growth of SPR and the execution challenges faced during the corridor's initial development phase.
Tulip Creates One of SPR's First Major Residential Clusters
Tulip Infratech became one of the developers most closely associated with the early SPR residential belt, particularly around Sectors 69 and 70. Tulip's development timeline shows that the company began developing Tulip Orange, Tulip White and Tulip Ivory around Sectors 69–70 in 2010, followed by Tulip Violet in Sector 69 in 2011.
The concentration of several projects within the same pocket helped convert the Sector 69–70 belt from isolated developments into a recognisable residential neighbourhood. Tulip has continued to develop in the same location. Tulip Crimson in Sector 70 was launched in 2024, while Tulip Melrose in Sector 70 marks the developer's newer luxury phase with four high-rise towers focused on large 5 BHK residences. Tulip therefore provides one of the clearest links between SPR's first residential generation and its current luxury-development cycle.
DLF Alameda Introduces a Large Plotted Community
DLF's presence around SPR began considerably before the launch of Privana. Launched in December 2010, DLF Alameda in Sector 73 is spread across approximately 132 acres, planned across 5 blocks, with a total of 654 residential plots. Alameda was different from the apartment-heavy communities developing in Sectors 69–72. Its larger residential plots created a more land-oriented and lower-density housing format within the corridor.
DLF subsequently extended the Alameda ecosystem through Independent Floors at Alameda and later Alameda Central, a commercial plotted component in Sector 73. Alameda is therefore important to SPR's history because it established DLF's presence along the corridor more than a decade before Privana arrived.
Tata Primanti and Other Premium Projects Broaden the SPR Residential Mix
Tata Primanti Gives SPR an Early Luxury Anchor
Tata Primanti in Sector 72 became one of SPR’s earlier premium residential developments. Spread across approximately 36 acres, the project introduced a mix of luxury apartments, villas and landscaped open spaces at a time when the corridor was still developing.
Primanti helped establish that SPR could support large-format premium housing and lower-density luxury formats, giving the corridor an early upscale residential anchor before the newer generation of luxury projects arrived.
Paras Irene Adds an Established Premium Community in Sector 70A
Paras Irene in Sector 70A added another sizeable premium residential community to the wider SPR belt, with 456 residences across seven towers and a mix of 2, 3 and 4 BHK apartments and penthouses.
Pyramid Alban Brings a Newer Premium High-Rise Format to Sector 71
Pyramid Alban in Sector 71, launched in 2024, represents a newer generation of premium high-rise development along SPR, with large 3 BHK residences and a more contemporary luxury positioning.
BPTP Develops a Large Township Format
BPTP Astaire Gardens in Sector 70A added another major residential format to SPR. Rather than being developed simply as a high-rise condominium, Astaire Gardens evolved as a large township containing residential plots, independent floors and low-rise housing. The current licensed plotted colony extends across approximately 97.98 acres with 792 approved plots, making it one of the largest land-led residential developments in this part of Gurugram.
Bestech Extends Development Towards Sector 79
As development gradually moved further west towards NH-48 and New Gurugram, Bestech Altura in Sector 79 became another important residential community in the wider SPR growth belt. The development is spread across approximately 10.1 acres and comprises 521 residences, helping show that residential growth was moving beyond the original Sector 69–72 concentration well before the current Sector 79–80 luxury boom.
M3M Expands from Golf Course Extension Road Towards SPR
M3M Escala in Sector 70A introduced a comparatively low-density high-rise format with approximately 152 residences across two towers. The developer then expanded further through M3M Marina in Sector 68, bringing a larger resort-oriented residential development close to the Sohna Road–SPR side of the corridor. These projects represented M3M's earlier entry into the wider SPR ecosystem. The developer would later return on a much larger scale through its Sector 79 developments.
AIPL Adds Another Established Residential Community
AIPL The Peaceful Homes in Sector 70A added another premium apartment community to the increasingly populated SPR belt. The project comprises approximately 11.58 acres of group housing and includes 2, 3 and 4 BHK residences, along with landscaped areas and clubhouse facilities. AIPL subsequently broadened the same residential ecosystem through AIPL Club Residences and AIPL Zen Residences. By this stage, the concentration of communities across Sectors 68–72 had created a much stronger residential population and a growing need for retail, schools, healthcare and daily services.
The Shift Towards the Wider Sectors 76–80 Growth Belt
By the early 2020s, SPR's development story was no longer concentrated only around Sectors 68–73. Growth moved towards Sectors 76–80, supported by proximity to NH-48, the Cloverleaf interchange, Dwarka Expressway-side connectivity, New Gurugram and the availability of larger development parcels.
Whiteland Builds a Multi-Project Luxury Cluster in Sector 76
Whiteland Blissville first established the developer's residential presence in Sector 76 through a low-rise format. Whiteland then expanded significantly into high-rise luxury housing through the wider Aspen ecosystem.
Whiteland The Aspen
Whiteland The Aspen introduced 3 and 4 BHK luxury residences and skyhomes, moving the developer into a substantially larger premium high-rise format within the SPR–Sector 76 catchment.
Whiteland The Aspen Iconic
The Aspen Iconic pushed the positioning further toward ultra-luxury living, with large 4 BHK residences, a taller high-rise expression, and expansive views toward the Aravalli side.
Whiteland Aspen One
Aspen One is a separately registered phase in Sector 76 that extends the larger Aspen residential ecosystem, adding another set of luxury residences and penthouses to Whiteland's growing presence in the sector. Together, these developments have turned Sector 76 into one of Whiteland's most important residential concentrations in Gurugram.
M3M Creates a Major New Cluster in Sector 79
M3M Antalya Hills
M3M Antalya Hills in Sector 79 introduced a large low-rise residential format close to the Aravalli foothills. The development is primarily planned around luxury independent floors, including 2.5 and 3.5 BHK configurations, giving the project a lower-rise and relatively more private residential character than conventional high-rise communities. Developed across multiple phases, Antalya Hills combines landscaped open areas, low-rise blocks and larger residential plots, helping establish M3M's early residential presence in the Sector 79–79B belt.
M3M Golf Hills
M3M Golf Hills in Sector 79 and 79B marked M3M's expansion from low-rise housing into a much larger golf-themed high-rise residential community. The project offers larger 2.5, 3.5, and 4.5 BHK residences and is planned around extensive landscaped greens, recreational infrastructure, and views toward the Aravalli side. Golf Hills is being developed in multiple phases; for example, Phase 2 alone is registered over approximately 14.64 acres with five residential towers and 590 units, illustrating the considerably larger scale of M3M's high-rise development in this belt.
Together, Antalya Hills and Golf Hills give Sector 79 two very different residential formats from the same developer low-rise independent floors on one side and a large-format luxury high-rise community on the other helping establish the sector as one of M3M's major newer residential clusters in Gurugram.
2023–2026: SPR Enters a New Luxury Development Cycle
From 2023 onward, the scale and positioning of new development changed considerably. Developers increasingly competed through larger residences, lower density, premium clubhouses, golf and Aravalli views, architecture, wellness, branded living and master-planned environments.
DLF Privana South
Spread across approximately 25.15 acres, Privana South comprises 1,113 residences across seven towers. It marked DLF's return to large-scale high-rise residential development around SPR.
DLF Privana West
Spread across approximately 12.57 acres, Privana West comprises 795 residences across five towers and reinforced Privana as a larger master-planned luxury ecosystem.
DLF Privana North
Spread across approximately 17.7 acres, Privana North comprises six towers rising to Stilt + 50 storeys, with large-format 4 BHK apartments and penthouses.
From Alameda to Privana
DLF's SPR journey now stretches from Alameda's plots and independent floors to the much larger Privana ecosystem, showing how the developer's product positioning evolved with the corridor.
Sector 71 Re-Emerges as a Major Premium Cluster
Signature Global, which originally built much of its Gurugram presence through affordable and mid-income housing, began moving decisively into the premium residential segment from 2024. Sector 71 on SPR has become a key center of this transition.
Signature Global Titanium SPR
Launched in 2024, Titanium SPR introduced Signature Global's premium high-rise format to Sector 71, with 608 residences across approximately 14.38 acres and large 3.5 and 4.5 BHK homes.
Signature Global Cloverdale SPR
Cloverdale SPR, launched in 2025, expanded the same premium residential cluster and represents the next phase of Signature Global's development in Sector 71.
Tonino Lamborghini Residences Gurugram
In 2026, Signature Global moved further into branded luxury housing through Tonino Lamborghini Residences Gurugram. Spread across approximately 12.40 acres, the Sector 71 project introduces 3, 4 and 4.5 BHK branded residences designed around Tonino Lamborghini's Italian design identity. Together, these projects show how Sector 71 has evolved from Signature Global's earlier affordable-housing presence into one of its most important premium and luxury residential clusters on SPR.
Birla Pravaah Adds Another National Developer to Sector 71
Birla Pravaah by Birla Estates adds another major national developer to Sector 71's new premium-development cycle, broadening the sector beyond the Signature Global-led cluster and strengthening its position as a multi-developer residential destination on SPR.
Sector 69 Moves from Early Apartments to New Luxury Towers
Sector 69 provides one of the clearest examples of SPR's evolution. The sector began with projects such as Unitech Sunbreeze and Tulip's earlier communities, but is now supporting a new generation of luxury development.
Smartworld Sky Arc introduced a newer large-format luxury high-rise project into one of SPR's oldest residential sectors.
Trump Residences Gurgaon adds an international branded-residence component to Sector 69, creating a striking contrast with the sector's early-generation apartment market.
Sector 70 Continues Evolving Through Tulip Melrose
After Tulip Orange and Tulip Ivory helped establish the area during the early 2010s, Tulip Melrose represents Tulip's newest luxury chapter.
Spread across approximately 7.5 acres, the development comprises four high-rise towers and focuses on large 5 BHK residences. Few developers illustrate SPR's evolution as clearly as Tulip, which has remained active in the same micro-market across multiple development cycles.
Sector 80 Emerges as an HSIIDC-Driven Multi-Developer Luxury Cluster
A major part of Sector 80's new residential cycle has been shaped by HSIIDC — the Haryana State Industrial and Infrastructure Development Corporation. HSIIDC has auctioned or allotted multiple group-housing parcels in the sector to private developers, creating a more institutionally planned land-development pattern with large residential sites entering the market through government-led allotments. This distinction is important because not every Sector 80 project sits on HSIIDC land. Projects such as Eldeco Fairway Reserve, Eldeco Terra & Sol, Conscient Elaira Residences, Ashiana Aaroham and Omara are tied to HSIIDC allotments or auctions. In contrast, developments such as SOBHA Aranya and Conscient Parq follow a different land-development route.
Eldeco Fairway Reserve
Eldeco Fairway Reserve is one of Eldeco's first major residential developments in Sector 80. The project is registered on approximately 33,752 sq. m. of land, or about 8.34 acres, acquired through the HSIIDC allotment framework, and is planned as a low-density high-rise community with extensive landscaped areas.
Eldeco Terra & Sol
Eldeco Terra & Sol extends Eldeco's presence in the same HSIIDC-led cluster. The boutique project is being developed on approximately 2.70 acres of HSIIDC-auctioned land and comprises 224 residences across two towers, giving Sector 80 another smaller-scale luxury format.
Conscient Parq & Elaira Residences
Conscient Parq established Conscient's first major luxury anchor in Sector 80 on a separately licensed private parcel. Conscient Elaira Residences, however, is being developed on approximately 5.56 acres purchased through an HSIIDC auction, showing how the same developer is operating across both private and institutionally allotted land within the sector.
Ashiana Aaroham
Ashiana Aaroham is being developed on HSIIDC Plot GH-4, measuring approximately 43,708 sq. m. in Sector 80. The project adds a family and kid-centric residential format through six residential blocks, extensive open areas, sports infrastructure and a dedicated learning-oriented ecosystem.
Omara by Trehan IRIS
Omara by Trehan IRIS is another HSIIDC-auction-led development in Sector 80. Spread across approximately 5.08 acres, the project is planned with three G+45 towers and 320 residences, introducing a wellness- and longevity-led luxury concept to the sector.
SOBHA Aranya Brings Eco-Luxury Within Karma Lakelands
SOBHA Aranya brings an eco-luxury format within the larger Karma Lakelands environment, combining residences with golf, forestscape and extensive green surroundings. Unlike the HSIIDC-allotted and auction-led projects discussed above, SOBHA Aranya forms part of the privately developed Karma Lakelands environment. This gives it a distinct identity within Sector 80, with the existing golf and green landscape forming a central part of the residential setting.
Sector 78 Develops Its Own Premium Cluster
The plotted format introduced through Ganga Valley is now being complemented by larger high-rise communities.
Suncity Monarch
Suncity Monarch represents Suncity's move into a much higher residential segment within the wider SPR belt. The approximately 16-acre development comprises five residential towers with extensive open areas and sports infrastructure. The contrast between Suncity Avenue 76 and Suncity Monarch illustrates the full breadth of SPR's market—from affordable housing to new-generation luxury development.
Seggovias Introduces Specialised Senior Living
Seggovias by Subh Housing in Sector 70A adds another stage to SPR's residential maturity. The approximately 1.58-acre development comprises one residential tower with 124 units and is designed for residents aged 50 and above. Rather than functioning simply as an assisted-care facility, Seggovias is positioned around independent senior living with senior-oriented planning, amenities and optional support systems. Its introduction broadens SPR's housing market beyond conventional apartments and luxury residences into purpose-built senior living.
Plotted Development on SPR Road
Plots
Southern Peripheral Road and its wider catchment are not limited to high-rise apartments. The corridor also includes a significant plotted-housing segment across Sectors 70A, 73, 76, 78 and 79, ranging from large township plots and DDJAY communities to ultra-low-density premium estates.
DLF Alameda
DLF Alameda is one of the largest and earliest plotted communities in the SPR belt. Launched in 2010, the approximately 132-acre development was planned across five blocks with around 654 residential plots. It established DLF's land-led residential presence on SPR well before the Privana high-rise cycle and was later complemented by independent floors and Alameda Central.
BPTP Green Oaks
BPTP Green Oaks is a DDJAY plotted colony in Sector 70A spread across approximately 15.56 acres. Its gated plotted format introduced relatively compact independent-home parcels within the established SPR residential belt. The project forms part of BPTP's wider land-led presence around Sector 70A and has received completion certification for the plotted colony.
BPTP Fortuna Plots
BPTP Fortuna Plots form part of the broader Astaire Gardens township in Sector 70A. Compared with compact DDJAY plotted formats, Fortuna was positioned around larger residential plots within an established township environment. The development benefits from the wider Astaire Gardens ecosystem of internal roads, landscaped areas, club facilities and an existing residential community.
Mapsko ASPR Hills
Mapsko ASPR Hills is an approximately 8-acre gated plotted community across the Sector 78–79 belt. The project offers residential plots broadly ranging from 104 to 179 sq. yd. and carries DTCP Licence No. 211 of 2022. Its location close to the Aravalli side gives the development a more nature-oriented positioning within the newer SPR–New Gurugram growth zone.
Pyramid Palm County
Pyramid Palm County adds another compact plotted community to Sector 78. Spread across approximately 6.3 acres, the project comprises around 116 residential plots with plot sizes extending up to roughly 179 sq. yd. Its gated format, internal infrastructure and landscaped areas provide an independent-home option alongside the sector's growing high-rise supply.
Millgrove
Millgrove represents the ultra-low-density end of SPR's plotted market. The premium estate in Sector 76 includes 51 plots exceeding 1,100 sq. yd. and 14 plots over 500 sq. yd., arranged within a heavily landscaped environment with nearly five acres of common greens. Its large plots and farmhouse-style planning set it apart from the smaller plotted colonies elsewhere on SPR.
Ganga Valley
Ganga Valley is a DDJAY residential plotted colony in Sector 78. The approximately 5-acre development comprises 94 residential plots and a commercial block, creating a compact, land-led community in the newer SPR–New Gurugram belt. It gives buyers another plotted option in a sector increasingly dominated by premium high-rise development.

Together, these developments give SPR a sizeable office and employment base of its own, reducing its dependence solely on established business districts such as Cyber City and Golf Course Road.
List of Top Corporate Offices on Southern Peripheral Road
Southern Peripheral Road has developed a growing corporate ecosystem, particularly around Sectors 68, 69, 72, 74A and 75. Several major Indian and multinational companies now operate offices, corporate campuses and specialised facilities along the corridor.

PepsiCo India’s registered office is at Intellion Edge, while Genpact, TCS and American Express provide additional large-scale employment anchors across the corridor.
Connectivity & Transportation
Transport
SPR's biggest strength is not that it takes residents to one destination—it is that it links multiple major Gurugram corridors together.
The corridor provides connections towards:
- Golf Course Extension Road
- Sohna Road / Gurugram-Sohna Elevated Corridor
- NH-48
- Kherki Daula
- New Gurugram
- Dwarka Expressway through onward road connections
- Delhi–Mumbai Expressway through the Sohna side
- Manesar and Jaipur through NH-48
Metro Connectivity on Southern Peripheral Road
Southern Peripheral Road does not currently have an operational metro line running along the corridor, so residents largely depend on road connectivity to reach Gurugram’s existing Metro and Rapid Metro network. The key future project is the proposed 35.25-km Sector 56–Panchgaon Metro corridor with 28 stations. The alignment is planned through areas including Sector 56, 61, 65, 66, Vatika Chowk, Sectors 69–70, Sector 75, Kherki Daula, Global City, New Gurugram and IMT Manesar, making it particularly relevant for the wider SPR belt.
As of September 2026, the revised DPR is still being finalised before further approvals, so this should be treated as proposed future connectivity rather than an operational metro link. The corridor is also planned for integration with the Rapid Metro and proposed Namo Bharat/HORC networks.
Major SPR Infrastructure Upgrade
A major planned infrastructure upgrade on Southern Peripheral Road is the 4.2-km elevated corridor between Vatika Chowk and NH-48. As of September 2026, GMDA has finalised a revised ₹775 crore tender for the project. The proposal has received state government approval and is currently undergoing scrutiny by the government's vetting committee, after which GMDA plans to float the fresh tender.
The project proposes a 4+4 lane elevated corridor, supported by primary and secondary service roads and ramps at key junctions. It is intended to improve connectivity between:
· NH-48
· Southern Peripheral Road
· Gurugram–Sohna Elevated Corridor
· Dwarka Expressway-side traffic
· Residential and commercial sectors along SPR
An interchange is planned at NH-48, while a separate interchange at Vatika Chowk is proposed to improve integration with the Gurugram–Sohna Elevated Corridor. Construction is expected to take around 30 months after the contract is awarded. Therefore, the elevated corridor should currently be treated as planned infrastructure rather than operational connectivity.
Social Infrastructure Near Southern Peripheral Road
Social infrastructure along Southern Peripheral Road has improved considerably, with several established and newer schools located directly within the SPR residential sectors.
School | Location | Board | Established |
Suraj School | Sector 75 | CBSE | 2015 |
Vega Schools | Sector 76 | CBSE | 2021 |
Kunskapsskolan International School | Sector 70A | CBSE | 2016 |
The Vivekananda School | Sector 70 | CBSE | 2017 |
Indus World School | Sector 70 | CBSE | 2009 |
These schools give families living across Sectors 69–76 access to educational institutions within or close to the SPR corridor, reducing dependence on older school clusters in central Gurugram.
Hospitals & Healthcare
Healthcare access for SPR is supported by major multi-speciality and tertiary-care hospitals located around Sohna Road, Sector 47–51 and Sector 38, all accessible from different parts of the corridor.
Hospital | Location | Bed Capacity | Major Specialities |
Park Hospital | Sector 47 | 275 beds | Cardiac Sciences, Neurosciences, Cancer Care, Gastro Sciences, Orthopaedics & Joint Replacement, Bone Marrow Transplant, Obstetrics & Gynaecology |
Medanta – The Medicity | Sector 38 | 1,440 beds | Cardiac Care, Cancer Care, Neurosciences, Gastrosciences, Renal Care, Orthopaedics, Liver Transplant, Lung Transplant & Bone Marrow Transplant |
CK Birla Hospital | Sector 51 | 90 beds | Obstetrics & Gynaecology, Neonatology & Paediatrics, Oncology, Orthopaedics, Gastroenterology, GI & Bariatric Surgery, Urology, Nephrology, Fertility & IVF |

What Should You Check Before Buying a Property on Southern Peripheral Road?
Checklist- Buying a property on Southern Peripheral Road requires project-level due diligence because the corridor includes both established sectors and newer development pockets, and projects can vary significantly in access, specifications, density, construction stage and surrounding infrastructure.
- Verify RERA Details- Check the project's RERA registration, promoter details, approved plans, possession timeline and current construction status before making a booking decision.
- Check the Exact SPR Location- Not every project marketed as being "on SPR" directly fronts the main road. Verify the project's actual approach road, distance from SPR, access to Sohna Road or NH-48, and the condition of surrounding sector roads.
- Compare Carpet Area and Efficiency- Do not compare projects only on super area. Review the carpet area, balcony area and overall apartment efficiency to understand how much usable space the unit actually provides.
- Check Project Density- Compare the total land area, number of towers and total units. Density can influence privacy, lift usage, parking, open spaces, clubhouse usage and the overall feel of the development.
- Review Construction and Possession- For under-construction projects, compare actual site progress with the RERA possession timeline. Check tower construction, internal roads, landscaping, common areas and surrounding infrastructure during a physical visit.
- Understand the Total Cost- Review the complete payment plan, including booking amount, construction-linked instalments, possession charges, maintenance deposits, club charges, parking, registration and other applicable statutory costs.
- Evaluate the Developer- Review the developer's previous projects, delivery record, construction quality, customer experience and post-possession maintenance before comparing projects purely on price.
- Visit the Surrounding Sector- SPR includes both mature and still-developing sectors. A site visit helps assess traffic, road quality, nearby construction, retail, schools, hospitals, entry and exit points and the overall neighbourhood environment.
Property Prices on Southern Peripheral Road
Property prices on Southern Peripheral Road vary considerably across sectors and projects depending on the developer, configuration, apartment size, construction status, specifications, floor, project age and whether the property is a new sale or resale. The corridor offers a broad range of residential options, from established ready-to-move apartments and independent floors to plotted developments, premium high-rises, branded residences and newer luxury projects.
Pricing also differs significantly between the older Sectors 68–73 belt and the newer premium development clusters around Sectors 76–80. Instead of relying on one average price for the entire SPR market, buyers should compare properties at the individual project level. Price should be assessed alongside factors such as carpet area, density, construction quality, developer track record, possession timeline, surrounding infrastructure and payment plan. Project-wise price ranges therefore provide a more useful picture of the SPR market than a single corridor-wide average.
