Golf Course Extension Road Gurgaon: Projects, Property Prices, Sectors & Complete Real Estate Guide 2026
A detailed guide focusing on Golf Course Extension Road, covering the various sectors, the history of its development, its connectivity, access to the metro, and the premium and ultra-luxury projects that have shaped the corridor.
Introduction
Golf Course Extension Road has now turned into one of the main residential and commercial areas in Gurugram, linking the existing neighbourhoods situated around Golf Course Road and Sohna Road with the more recent residential areas, business districts, and various infrastructure corridors.
Over the years the area has changed from being just a rather peripheral residential belt to becoming a large real estate market which includes premium and luxury apartments, independent floors, villas, plotted developments, office buildings, high-street retail units, schools, hospitals, hotels and mixed-use projects.
The sectors which make up the Core Golf Course Extension are Sectors 58, 59, 60, 61, 62, 63, 63A, 64, 65, 66, 67 and 67A, and the wider GCER catchment area includes the established neighbourhoods such as Sectors 49, 50, 55, 56 and 57.
This gives homebuyers a wide range of options, including older communities that are ready for moving in and well-established resale areas, as well as new projects, luxury high-rise buildings and developments that are still under construction. Moreover, because there has been an expansion of office spaces, retail centres and mixed-use schemes, GCER has been able to grow into a more comprehensive live-work-leisure corridor rather than remaining just a residential area.
Golf Course Extension Road at a Glance
Golf Course Extension Road is the southern extension of the golf course road network which already exists in Gurugram. Because it is situated between Golf Course Road, Sohna Road and the Southern Peripheral Road, it has access to both the existing central part of Gurugram and the more recent development areas heading towards New Gurugram and Manesar.
Residential mix: Premium high-rises, independent floors, villas and plotted communities.
Project status: Ready-to-move, under-construction and new-launch inventory.
Luxury positioning: Growing branded and ultra-luxury residential segment.
Commercial ecosystem: Office, retail, restaurants and mixed-use developments.
Road connectivity: Golf Course Road, Sohna Road, SPR, NH-48 and onward links.
Metro access: Operational Rapid Metro at Sector 55–56 and a proposed wider corridor.
How Golf Course Extension Road Evolved into a Premium and Ultra-Luxury Residential Corridor
The Golf Course Extension Road wasn't the work of a single developer or the result of one major project; its residential area evolved in several separate generations.
Early residential base
Nirvana Country, Vatika and Unitech
Prior to Golf Course Extension Road acquiring its present identity, the Sector 49–50 and Nirvana Country area had already been setting up a substantial residential population. The Unitech Nirvana Country project, together with others such as The Close North, The Close South and Unitech Escape, contributed to the formation of Sector 50 as a large planned residential area.
Other established communities in the same early belt included Unitech Harmony, Eros Wembley Estate, and Eros Rosewood Villas in Sector 50. Together, these projects widened the mix of apartments, villas and gated residential communities around the southern GCER catchment.
The development of Vatika City in Sector 49 was also an important early development around the Sohna Road–Golf Course Extension Road. Taken together, these communities formed the first residential catchment against which the wider corridor could expand.
Late 2000s
Emaar, Pioneer and Ireo Begin Shaping Modern GCER
Emaar was one of the first companies to carry out developments along The Palm Drive in Sector 66 and subsequently expanded its range to include Emerald Hills, Emerald Estate, Emerald Floors, Palm Terraces, Palm Terraces Select and Marbella.
Emaar also gave the corridor an important plotted and villa component. Emerald Hills Plots in Sector 65 created a large gated plotted neighbourhood. At the same time, Marbella Villas in Sector 66 became one of Gurugram’s largest and most prominent dedicated villa communities, offering large 4 and 5 BHK Spanish-style villas. The wider Marbella ecosystem also includes Marbella Plots in Sector 65, giving buyers the option to build independent homes within the same premium Golf Course Extension Road catchment.
Pioneer Urban followed with Pioneer Park in Sector 61 in 2008, followed by Pioneer Presidia in 2010 and Pioneer Araya in 2011 in Sector 62.
Ireo became one of the developers most closely associated with the emerging GCER identity through The Grand Arch, Ireo Uptown, Victory Valley and Ireo Skyon. Its multi-project presence across the corridor helped establish GCER as a recognisable premium residential market.
Early 2010s
M3M Brings Scale to Luxury Development
The M3M Golfestate in Sector 65 introduced a luxury standard associated with golf resorts to the Golf Course Extension Road. The development was arranged around a landscaped 9-hole executive golf course with the intention of making the golf course the area's main visual and lifestyle focal point, featuring homes that have large green fairways and a wide range of amenities.
M3M’s wider Sector 65 luxury portfolio subsequently expanded through Latitude, St. Andrews, Polo Suites, Panorama Suites, Fairway East, Fairway West and Altitude. Together, these developments created one of the corridor’s most concentrated luxury residential clusters around Golfestate.
M3M Merlin in Sector 67 extended M3M’s presence further along the corridor with a large resort-inspired high-rise community. Its landscaped planning and premium apartment format added another major residential development to the Sector 67 belt and helped strengthen M3M’s presence across Sectors 65–67.
2010s diversification
Anant Raj, Mahindra and Adani Broaden the Market
Anant Raj developed its substantial landholding in Sector 63A through Anant Raj Estate, creating a residential ecosystem of plots, independent floors, villas and apartments.
The plotted component became especially important in this part of GCER. Anant Raj Estate Plots in Sector 63A provided independent residential land within the township, while Ashok Estate in Sector 63A added another sizeable plotted colony to the same wider pocket.
Mahindra Lifespaces added Mahindra Luminare in Sector 59, while Adani Samsara in Sector 60 strengthened the low-rise independent-floor segment.
Adani’s Samsara ecosystem also developed around low-rise plotted parcels across the Sector 60–63 belt. In the resale market, Adani Samsara plots and plot-based holdings are available within Samsara-related pockets, adding another plotted option alongside the project’s better-known independent-floor inventory.
2018
Trump Towers Brings International Branded Luxury
A major milestone came with Trump Towers Delhi NCR in Sector 65. Developed through M3M India and Tribeca Developers, the project brought the Trump-branded residential format to North India and added an international branded-luxury dimension to the corridor.
Designed as a pair of high-rise towers featuring large apartments, private elevators, and extensive glazing, Trump Towers were one of GCER's early instances of globally branded luxury housing and anticipated the branded-residence trend which later became more apparent.
2019
Conscient-Hines Adds Institutionally Planned Luxury
The Conscient Hines project in Sector 59 has introduced a luxury development on the northern side of GCER, enhancing the corridor's premium image as a result of the partnership between Conscient and the global real estate investment and development company Hines.
Conscient later increased its position in the premium market with Conscient Elevate Reserve in Sector 62. The project, which was registered in 2023, extends the Elevate range into another key GCER sector and includes a residential component made up of four towers and 240 residential units.
From 2020
Sector 63A Emerges as a Major Residential Cluster
Birla Navya in Sector 63A marked another important phase. The development expanded through phases and offerings such as Drisha, Amoda, Anaika and Avik, while Anant Raj continued developing its own land bank in the sector.
These developments together contributed to Sector 63A becoming one of the most active premium residential areas on GCER.
2022–2023
Smartworld Adds Both Low-Rise and High-Rise Housing
Smartworld Orchard in Sector 61 added a newer low-rise residential format to the corridor, complementing the established Ireo, Pioneer and Emaar communities around the northern GCER belt.
Smartworld then moved into the large-format luxury high-rise segment with Smartworld The Edition in Sector 66. The project introduced 3.5 and 4.5 BHK residences in a high-rise format, giving Smartworld a presence at two very different ends of the GCER housing market—from low-rise living in Sector 61 to luxury towers in Sector 66.
2023
DLF The Arbour Marks Another Turning Point
The launch of DLF The Arbour in Sector 63 was one of the clearest signs that GCER had become a luxury market in its own right. DLF had historically been most strongly associated with DLF City, Golf Course Road and DLF Phase 5, making its move into GCER particularly significant.
The approximately 25-acre development with 1,137 residences demonstrated the corridor’s ability to absorb a large luxury project from one of Gurugram’s most established developers.
The New Ultra-Luxury Phase: 2024–2026
From 2024, competition on Golf Course Extension Road started to go well beyond that of conventional premium apartments, with new developments beginning to focus on larger homes, lower density, architectural distinction, bigger clubhouses, hospitality-style services and branded luxury.
TARC Ishva and Ishvara Expand Sector 63A
TARC Ishva added another luxury-focused developer to Sector 63A in 2024. TARC subsequently expanded the development with Ishvara at TARC Ishva in 2026.
Ishva and Ishvara are best understood as part of the same development story—Ishva is the original development, while Ishvara represents the newer additional phase.
SOBHA and Godrej Further Strengthen Sector 63A
SOBHA Crescent and Godrej Verano brought two more major national developers into Sector 63A in 2026. Together with Anant Raj Estate, Birla Navya and TARC Ishva/Ishvara, they have helped turn the sector into one of GCER’s strongest premium and luxury residential clusters.
Oberoi Realty Enters NCR with Three Sixty North
In June 2026, Oberoi Realty entered the Delhi-NCR residential market with Oberoi Three Sixty North in Sector 58. Spread across approximately 14.8 acres, the development offers large-format residences and represents Oberoi Realty’s first residential project in NCR.
Shortly after launch, the project recorded approximately ₹8,109 crore in gross bookings, underscoring strong demand for ultra-luxury housing on GCER.
M3M Moves Further into Branded Residences with BRABUS
Having established its major presence via Golfestate, Merlin, Latitude, Heights, Skycity and Altitude, M3M is now entering the market for branded ultra-luxury housing through its M3M BRABUS Residences in Sector 58.
The project, which has been developed in conjunction with the German luxury-performance brand BRABUS, shows M3M's move from large-scale luxury communities to a more specialised form of residential accommodation branded on an international scale.
BPTP Adds Downtown 66
BPTP Downtown 66 is another major addition to the 2026 development cycle. Located in Sector 66, the project comprises 504 residences and adds new premium inventory to an already established residential sector.
Max Estates Expands Its GCER Presence Across Sectors 59 and 65
Max Estates has entered the Golf Course Extension Road residential market with a luxury development on approximately 7.25 acres in Sector 59. The project has around 1.3 million sq. ft. of development potential and adds another large-format luxury residential offering to the northern GCER belt.
The company's presence in the corridor also includes commercial real estate in the Max District of Sector 65, a big business campus made up of offices and covering about 7.35 acres. The development features two office towers, around 1.6 million square feet of lettable office space, approximately 1.3 lakh square feet of retail and facilities, and almost 30,000 square feet of green space. It has WiredScore Platinum pre-certification and has large floor areas reaching up to about 52,000 square feet.
The development of Max District will take place in phases up to 2027–28 and has already attracted considerable interest from potential occupiers. Max Estates has secured a long-term pre-lease for about 2 lakh sq. ft. at a premium of around 35% over the current micro-market rental rates, even though the project is not yet complete. The residential development in Sector 59 and the Max District together indicate that Max Estates is establishing both a luxury housing and an institutional office presence on Golf Course Extension Road.
The Legacy by Silverglades:
Silverglades The Legacy is an ultra-luxury residential project by Silverglades in Sector 63A, on Golf Course Extension Road, Gurgaon. Layouts here are large formats. The smallest home is a three bedroom of 2,800 sq ft, the standard four bedroom runs to 4,800 sq ft, and there are ten duplex penthouses on top of that going up to 7,700 sq ft. Every apartment, including the smallest, has its own private lift opening into a private lobby.
Pioneer Urban Raises the Ultra-Luxury Benchmark with Alura
Pioneer Urban Alura in the Village Ghata area of Sector 62 is one of the more recent ultra-luxury residential projects in the corridor. It covers a area of about 6.99 acres within the bigger Pioneer District and consists of two towers reaching approximately 44 floors with around 245 homes available in large 4 BHK, 5 BHK and 6 BHK sizes.
The homes in Alura vary in size from about 7,050 to 15,000 sq. ft. based on super area, which positions them clearly within the large-format luxury category. Since it offers very large apartment sizes and has a limited number of units, Alura is introducing another ultra-luxury property to Sector 62 and thus reinforces Pioneer Urban's established position in the Golf Course Extension Road area.
Specialised Housing: Senior Living on Golf Course Extension Road
Advait, Sector 50
The Advait project in Sector 50, which is being carried out by Pioneer J.K. Senior Living LLP, marks yet another phase in the corridor's development. Different from Pioneer's earlier conventional projects, Advait is in fact a community that has been designed specifically for senior living.
DLF The Aureva, Sector 63
DLF is also expanding its involvement in Sector 63 beyond The Arbour through the development of DLF The Aureva, a residential complex designed specifically for older people. This project marks an important new direction for GCER since it combines the corridor's luxury image with housing that has been specifically planned to meet the needs of independent older people, accessibility, wellness and long-term care.
Studio Apartments on Golf Course Extension Road
The Golf Course Extension Road also features serviced and studio-apartment options for people who are looking for smaller residences that are professionally managed as part of mixed-use developments.
M3M One Key Resiments, Sector 67
M3M One Key Resiments is situated in Sector 67 as part of the M3M Urbana commercial complex and provides serviced studio apartments in 1 BHK and 2 BHK configurations, combining residential use with access to dining, retail and business facilities that are available within the larger mixed-use complex.
M3M My Den, Sector 67
M3M My Den is another serviced-apartment development in Sector 67, also associated with the M3M Urbana ecosystem. It offers furnished studio-style residences and serviced suites, adding a compact residential format to a corridor otherwise dominated by larger apartments, independent floors and luxury homes.
Plots and Villa Communities
Plotted Developments Add Another Residential Layer
Alongside high-rise apartments and independent floors, Golf Course Extension Road also developed a meaningful plotted-housing market. Ireo City Plots in Sector 60 formed part of Ireo’s larger township vision and added ready-to-build residential plots to the northern GCER belt.
In Sector 65, Emaar Emerald Hills Plots and Emaar Marbella Plots added premium plotted inventory. At the same time, the neighbouring Marbella Villas in Sector 66 established a major independent-villa community within the same wider Emaar ecosystem.
The Ashok Estate in Sector 63A reinforced the position of the plotted areas, the project being registered as a development consisting of plotted residential plots. The Anant Raj Estate Plots in Sector 63A together with these communities enabled GCER to establish a strong residential model based on land, in addition to its apartment and floor developments.
From Nirvana Country to Three Sixty North
The several generations of development of Golf Course Extension Road can be seen by looking at the first phase, which was constructed around Nirvana Country, The Close, Unitech Escape and Vatika City and thus set up the initial residential ecosystem.
Emaar, Pioneer and Ireo helped to shape the next generation with projects including The Palm Drive, Pioneer Park, Presidia, Araya, The Grand Arch, Uptown and Skyon as well as Victory Valley.
In the early to mid-2010s M3M greatly expanded its luxury housing developments, and at the same time Anant Raj, Mahindra Lifespaces and Adani Realty widened the variety of housing types; in 2018 Trump Towers Delhi NCR brought an important international branded-residence concept to Sector 65, and then Conscient-Hines introduced a focus on design for luxury in Sector 59.
Starting in 2020, Birla Navya sped up the process of transforming Sector 63A. The Arbour, which was launched in 2023, represented another major achievement, and projects like Advait have extended the broader area into specialised senior living. DLF is now going further with The Aureva in Sector 63, introducing purpose-built luxury senior living to the Arbour cluster.
During the 2024–2026 period the market has been driven further into the realm of luxury and ultra-luxury housing by projects such as DLF The Aureva, TARC Ishva and Ishvara, SOBHA Crescent, Godrej Verano, Oberoi Three Sixty North and BPTP Downtown 66. M3M BRABUS Residences marks the emergence of the next generation of branded housing, and Max Estates Sector 59 introduces another major player in the luxury segment of the northern GCER belt.
The Golf Course Extension Road has now developed from including townships, conventional apartments, and plotted communities to offering premium high-rises, independent floors, villas, senior living, large-format ultra-luxury residences, and internationally branded homes.

Golf Course Extension Road has developed into a major residential and commercial real estate corridor in Gurugram. The micro-market includes luxury apartments, low-rise floors, villas and plotted developments, along with retail centres, mixed-use developments, business parks and corporate office spaces.

Connectivity & Transportation
A major benefit of being on Golf Course Extension Road is the fact that it has good road links in many directions. The road is connected to Golf Course Road, Sohna Road, and the Southern Peripheral Road (SPR), which provides residents with a number of ways of getting to central Gurugram as well as to the more recent areas of the city.
In the southern direction, Sohna Road gives access to the Gurugram-Sohna Elevated Corridor and provides continued access towards the Delhi–Mumbai Expressway. In the western direction, the SPR links the wider GCER area with NH-48, New Gurugram and the Dwarka Expressway side of the city.
The corridor also provides practical access to major employment districts including Golf Course Road, Cyber City, Udyog Vihar, MG Road and Sector 44.
Sector 55–56 Rapid Metro Station | ~5 km |
DLF Phase 5 / One Horizon Centre belt | ~7 km |
DLF Cyber City | ~13 km |
NH-48 | ~13 km |
IGI Airport | ~24 km |
Connaught Place | ~35 km |
The distances depend on the specific project and sector; the northern sectors, for example sectors 58 and 59, usually have easier access to Golf Course Road and the Rapid Metro, whereas sectors 65 to 67 enjoy greater direct access to Sohna Road and SPR connectivity.
Metro Connectivity on Golf Course Extension Road
At present, metro connectivity has a less important role than road connectivity along most of Golf Course Extension Road, but this could be greatly altered if the proposed metro expansion is carried out.
Existing Metro Connectivity
The main metro station for the northern part of the GCER area is the Sector 55–56 Rapid Metro Station, and it has links to Sector 54 Chowk, Sector 53–54, Sector 42–43, DLF Phase 1 and Sikanderpur.
At Sikanderpur passengers have the option of switching to the Delhi Metro Yellow Line, which gives them the possibility of continuing their journey towards MG Road and Delhi. The areas in Sectors 58 to 61 are generally nearer to this metro service.
Proposed Sector 56–Panchgaon Metro Corridor
There is a proposal for an extended metro line running from Sector 56 in Gurugram to Panchgaon in the Manesar area. The most recent update from the Haryana Government in September 2026 states that the planned line will have a length of about 35.25 km and include 28 stations.
The most recent official update lists the route as going through several important areas such as Sectors 56, 61, 65, 66, 50 and 49, Kherki Daula, Global City, the New Gurugram sectors 84, 86 and 90, IMT Manesar and Panchgaon. Since the revised Detailed Project Report is still being finalised, the exact positions of the stations and the alignment are still subject to approval.
Integration with Other Transit Networks
The proposed corridor is intended to connect with the existing Rapid Metro at the Sector 56 end and form part of a wider multimodal system that could integrate with future RRTS/Namo Bharat and other regional transit networks.
For buyers evaluating property in 2026: Sector 55–56 Rapid Metro is operational connectivity. The Sector 56–Panchgaon corridor remains proposed infrastructure and should not yet be treated as an existing amenity.
Commercial Projects & Retail on Golf Course Extension Road
Golf Course Extension Road is no longer a residential-only corridor. The growth of housing across Sectors 58–67A has been accompanied by a sizeable commercial ecosystem of offices, mixed-use projects, high-street retail, dining, hospitality and neighbourhood services.
The office sector plays a key role in the corridor's next stage, since Golf Course Extension Road is becoming more and more like an extension of Gurugram's existing business districts, thanks to major office developments such as Worldmark Gurugram, M3M International Financial Center, Emaar Digital Greens, AIPL Business Club, International Tech Park Gurgaon and Tata Intellion Park which are reinforcing the employment opportunities in the area served by residences.
High-street retail: Street-facing retail, restaurants, cafés and entertainment within mixed-use developments.
Grade-A offices: Corporate office campuses and premium business towers across the wider corridor.
Mixed-use projects: Developments combining offices, retail, dining, entertainment and hospitality.
Neighbourhood services: Daily-needs retail, supermarkets, salons, clinics, gyms, and convenience stores serving residents.
The commercial market is spread across both the core GCER sectors and the wider catchment so that individual projects may sit directly on the main road or on adjoining sector roads.
Shopping Malls & Retail Destinations
Retail development along Golf Course Extension Road is mostly based on high-street and mixed-use formats rather than following the standard enclosed-mall pattern. The areas known as Sector 65 and Sector 66 have become the most prominent retail clusters, thanks to the large number of residents in the surrounding area.

The various developments cater to two overlapping groups of customers: the residents of the adjacent premium housing areas and the increasing number of office workers based along the corridor. Because of this combination, GCER has been able to offer a wide variety of cafés, restaurants, supermarkets, salons, fitness centres, cinemas, and other retail outlets for everyday convenience.
Office & Corporate Spaces on Golf Course Extension Road
Golf Course Extension Road has slowly become a significant office area outside the usual office districts of Gurugram such as Cyber City, Udyog Vihar and Golf Course Road and the area contains both strata-style commercial buildings and larger office campuses that are managed by institutions.
